Investing in Private Mortgages
Do you have money to invest and are looking to invest in the security of real estate? We are always looking to add new investors to our database who are interested in investing amounts ranging from $20,000 – $2,000,000 in second mortgages and private lending. Please read below for more information and details on how it works.
When dealing with single private investors, we only grant the mortgages to clients if we would fund the deal with your own money.
Guidelines
- Maximum loan to value (LTV) is 75 – 80%
- All properties must be approved by the investor
Investment Options
- One year closed:
- Rates from 10 – 12% (depending on size, difficulty & investor)
- Annual management fee 1.75%
- Benefit: secured investment for one to two years (2nd year open an option)
- $500 renewal fee charged to client
- Six month open:
- Rates from 12-14% (depending on size and difficulty)
- Annual management fee 1.75%
- Benefit: greater return but higher turnaround
- $500 renewal fee charged to client

Our goal is to use private lending as a temporary solution for our clients. We aim to get client out of the private mortgage within 6-12 months depending on the term. Scoremaker is a system we use to assist us with this procedure. Scoremaker uses algorithms to analyze a clients Equifax report and tells exactly how to repair their credit score. Furthermore, it tells us how many credit points can be redeemed in 45 & 90 days. This is why we offer option 2 using a 6 month open.
